Job Purpose

 

The Maintenance Quality Assurance Lead is responsible for ensuring that all maintenance activities across community facilities, residential buildings, and external areas adhere to the highest quality, safety, and performance standards. This role involves developing and implementing robust quality assurance processes, conducting audits, and monitoring Service Provider performance to ensure compliance with contractual KPIs, safety regulations, and industry best practices.

 

The lead supervises and guides a team of maintenance engineers who are responsible for conducting inspections and audits of Preventive (PPM) activities. The role includes providing training, support, and leadership to ensure consistent quality across operations. Key duties involve analysing maintenance practices, identifying areas for improvement, and developing corrective and preventive actions to close any gaps in service delivery. Regular collaboration with clients and stakeholders ensures that their needs are met while maintaining operational efficiency. Additionally, the lead contributes to sustainability efforts and plays a key role in enhancing asset lifecycle management.

 

 

Major Accountabilities

 

  • Quality Management: Develop and implement Quality Assurance (QA) and Quality Control (QC) processes to ensure all maintenance activities meet high standards. Conduct regular audits, inspections, and assessments of work to ensure compliance with quality specifications. Ensure that inspection programs cover all assets and maintenance activities, including static and dynamic assets, to maintain optimal performance.
  • Preventive Maintenance Audits: Lead frequent audits of the Preventive Maintenance (PM) program to assess efficiency, identify improvements, and ensure compliance with quality standards. Ensure that the inspection frequency aligns with manufacturer recommendations and asset conditions.
  • Root Cause Analysis: Oversee root cause analysis for recurring issues identified during inspections and audits. Lead corrective actions to eliminate quality deficiencies, ensuring sustainable long-term solutions that prevent future issues.
  • Performance Evaluation: Assess Service Provider performance based on quality metrics and inspection findings. Identify areas for improvement and implement corrective measures when necessary to ensure consistent quality in all maintenance activities.
  • Competency Development: Regularly evaluate the competency of maintenance staff through inspections and audits of their work. Recommend training programs to enhance their skills and adherence to quality standards.
  • Subcontractor Quality Control: Monitor subcontracted maintenance work to ensure compliance with quality standards. Conduct regular inspections of subcontracted activities to verify proper execution and adherence to safety and quality requirements.
  • Quality Metrics & Reporting: Track key quality metrics such as failure rates, inspection results, and asset uptime. Prepare performance reports for management based on data-driven insights gathered from regular inspections and audits.
  • Continuous Improvement: Regularly review and enhance maintenance processes, incorporating insights from inspections and audits to improve service quality. Implement industry best practices and innovations based on inspection feedback to drive continuous improvement.
  • Emergency Response Quality: Ensure quality control during emergency maintenance activities. Conduct post-event reviews and inspections to identify the root causes of issues and implement corrective actions to restore functionality without compromising quality.
  • Commissioning & Quality Assurance: Lead the commissioning of new systems, ensuring they meet design specifications and quality standards. Conduct thorough inspections during the commissioning process to verify that all system components are functioning correctly before becoming operational.
  • Asset Management Quality: Ensure regular inspections and quality maintenance of assets, aligning asset management processes with quality standards to prevent premature failure. Utilize the findings from inspections to update maintenance programs and asset management plans.
  • Stakeholder Engagement: Foster communication with stakeholders to align on quality expectations. Address concerns identified through inspections and audits and provide feedback on areas for improvement.
  • HSE Compliance: Ensure all maintenance activities comply with Health, Safety, and Environmental (HSE) standards, contributing to a safe and sustainable environment. Regular inspections and audits should assess HSE compliance in all operations.
  • Compliance with Regulations: Stay updated with industry standards and ensure that maintenance activities comply with national and international quality regulations. Ensure that inspections and maintenance programs meet regulatory requirements and are aligned with best practices.
  • Leadership in Issue Resolution: Provide leadership in ensuring all maintenance-related issues raised under the maintenance contractor are closed within 7 working days. Review and approve root cause reports submitted by the contractor, ensuring that corrective actions are implemented promptly and that all issues are resolved efficiently and in alignment with quality standards.
  • Asset Condition Assessment Supervision: Supervise and ensure the thorough execution of asset condition assessments conducted on-site. Ensure that assessments are carried out according to established procedures, focusing on identifying potential risks and areas of improvement. Review assessment findings and oversee the implementation of necessary corrective actions to maintain asset integrity and prolong the lifecycle of community facilities and infrastructure.

Qualifications

 

  • Bachelor of Science in (Electrical/Mechanical/civil/industrial) Engineering or equivalent.

 

Experience

 

  • Minimum of 6 years’ experience in maintenance or related field. 
  • Computer proficiency and knowledge of Maintenance Management Systems.
